Are these documents legally valid?+
Our templates are drafted in line with the Housing Act 1988, Housing Act 2004, the Deregulation Act 2015, and current England & Wales legislation. Whether a specific document is legally effective in your case depends on correct completion and correct service — which is your responsibility. For complex scenarios (HMOs, rent-to-rent, commercial use, active disputes) we strongly recommend a solicitor reviews your final document.
Is this legal advice?+
No. We are not a law firm and we do not provide legal advice. We provide templates drafted to current legislation. If you need advice on whether a notice will succeed in court, how to handle a specific dispute, or how to draft bespoke clauses, you need a qualified UK property solicitor.
What if I make a mistake filling in a document?+
You can generate a fresh copy at any time. Subscribers can re-generate free; pay-as-you-go customers would need to pay again. We strongly recommend reviewing the generated PDF carefully before signing or serving it — mistakes in notices (wrong dates, wrong addresses, wrong grounds) commonly cause them to fail in court.
How is this different from free templates online?+
Free templates are often outdated, missing prescribed information, or copy-pasted from sources that haven't tracked recent legislative changes (Tenant Fees Act 2019, Deregulation Act 2015, recent EPC rules). Our templates are version-controlled, reviewed quarterly against current law, and generated fresh each time from a single source so there's no risk of you using a stale copy.
Can I edit the PDF after download?+
The PDFs we generate are not designed to be edited — every detail is captured from the form. If you need to change something, re-open the form on your device, edit, and generate a new PDF. Subscribers can do this as many times as needed at no extra cost.
Do I need an account?+
Not for pay-as-you-go — you pay, get the PDF by email, done. For the £9.99/month unlimited subscription, you'll receive a one-click magic-link login to the members area where you can generate any document, as many times as needed, while your subscription is active.
Which jurisdictions are supported?+
England and Wales only. We don't currently support Scotland (Private Residential Tenancy Agreement) or Northern Ireland (different landlord & tenant law). If you have a mixed portfolio, you'll need separate documents for properties outside England and Wales.
How current is the legislation?+
We review every template quarterly and update immediately when primary legislation changes. If the Renters (Reform) Bill or its successor passes and abolishes Section 21, we will update templates and communicate changes to all active subscribers.
Is this suitable for HMOs?+
Standard AST templates are designed for single-household tenancies. HMOs have additional licensing requirements and often require separate room-let agreements. We're building a dedicated HMO pack — in the meantime, if you're letting a licensable HMO, please consult a solicitor.
What happens after I pay?+
You're redirected to a confirmation page where your PDF downloads immediately. A copy is also emailed to the address you provided at checkout, so you have a permanent copy. If you subscribed, you'll get a second email with your member login link.
Can I get a refund?+
Pay-as-you-go: yes, full refund within 30 days if you haven't served or relied on the document. Subscriptions: refundable for the current month if you've generated zero documents; once you've generated any document that month's fee is non-refundable. Cancel future renewals any time. Email support@sodalis.dev with your order reference.
How is my data handled?+
We collect your email (to deliver the PDF and manage your subscription) and the document field data (to generate the PDF). We do not retain document field data in our database after delivery — it exists only in your email inbox and in Stripe's short-lived session metadata. See our Privacy Policy for full details.
Will you sell or share my data?+
No. We don't sell data, we don't run adverts, and we don't pass personal data to third parties beyond the sub-processors strictly necessary to run the service (Stripe for payments, Vercel for hosting, Resend for email, Sentry for error monitoring). All of these are contractually bound to process data only on our instructions.
Can I serve a notice electronically (by email)?+
It depends on your tenancy agreement. Most standard ASTs require service in writing to the property address or a nominated correspondence address. Some agreements allow email service if the tenant has agreed in writing. If you're unsure, serve both by email AND first-class post to the property with a certificate of posting. Never rely on email alone for a Section 21 or Section 8 notice unless your tenancy explicitly permits it.
What if my tenant disputes the notice?+
Disputed possession cases need a solicitor. Our templates can help you serve a compliant notice, but from the moment a tenant challenges it (wrong form, wrong dates, deposit not protected, retaliatory eviction claim) you're in a legal proceeding where professional representation more than pays for itself. We are not able to act as your advocate.
How do I cancel my subscription?+
Email support@sodalis.dev and we'll cancel immediately. A self-service cancel option inside the members area is on our roadmap. Cancellation takes effect at the end of your current billing period.
