Important — please read carefully. TenancyDocs provides legal document templates. We are not a law firm, we do not provide legal advice, and we do not act as your solicitor. If your situation is complex or if any document will be relied on in court proceedings, you should have it reviewed by a qualified solicitor before use.
1. Who we are
TenancyDocs is a trading name of Sodalis ("we", "us", "our"). Our service is available at tenancy-docs.sodalis.dev. You can contact us at support@sodalis.dev.
2. What we provide
We provide automatically-generated PDF templates of UK tenancy documents (Assured Shorthold Tenancy agreements, Section 21 and Section 8 notices, deposit receipts, and Section 13 rent increase notices), drafted in line with the Housing Act 1988, the Housing Act 2004, the Deregulation Act 2015, and related legislation in force in England and Wales.
Our service applies only to tenancies of residential property in England and Wales. We do not support Scotland, Northern Ireland, commercial leases, or HMOs requiring separate licensing paperwork.
3. Not legal advice
Nothing on this site or in any document we generate constitutes legal advice. We cannot advise on whether a particular document is appropriate for your circumstances, whether you have grounds for possession, or how a court will interpret your tenancy.
You are responsible for (a) choosing the correct document, (b) entering accurate information, (c) serving the document correctly under the applicable rules, and (d) seeking legal advice where appropriate. Incorrectly served notices can and do fail in court.
4. Pricing and payment
Pay-as-you-go documents cost £4.99 each (one document, one download). The unlimited subscription costs £9.99 per month and entitles the account holder to generate any document we offer, as many times as needed, for the duration of the active subscription.
Payments are processed by Stripe. We do not see or store your card details. Prices are inclusive of UK VAT where applicable.
5. Subscriptions and cancellation
Subscriptions renew automatically each month on the day of your original payment. You can cancel at any time from the members area or by emailing us. Cancellation takes effect at the end of your current billing period — we do not pro-rate.
6. Refund policy
Pay-as-you-go: you may request a full refund within 30 days of purchase, provided you have not relied on the document in legal proceedings or served it on a third party. Email support@sodalis.dev with your order reference.
Subscription: refunds are available for the current month if you have generated zero documents during that billing period. Once any document has been generated, the month is non-refundable. You can cancel future renewals at any time.
7. Limitation of liability
To the fullest extent permitted by law, we are not liable for any loss (financial, property, or otherwise) arising from (a) the use of a document generated by us, (b) the incorrect service of any document, (c) reliance on information on this site, or (d) any delay, error, or failure in document generation or delivery.
Our total liability to you for any matter arising from or connected to our service is limited to the total fees you have paid us in the twelve months preceding the event giving rise to the claim.
Nothing in these terms excludes liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded under English law.
8. Intellectual property
The templates, website content, branding, and underlying code are owned by us. You receive a licence to use each generated document for your own tenancy matters. You may not resell, redistribute, or republish our templates.
9. Acceptable use
You agree not to (a) use our service to create documents containing illegal or discriminatory terms, (b) attempt to probe, scan, or reverse-engineer any part of our platform, (c) automate access without our written consent.
10. Changes to the service
We may update templates to reflect changes in law and may update these terms from time to time. Material changes will be communicated to active subscribers by email. Continued use of the service after a change constitutes acceptance.
11. Governing law
These terms are governed by the laws of England and Wales. Any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
